Roofing systems
Single-ply, modified bitumen, and insulated roof systems for flat and low-slope roofing applications.
Sealco's single-ply thermoplastic polyolefin (TPO) membrane for flat roofing. Heat-welded seams, UV-stable, lightweight, and compatible with mechanically-fastened and fully-adhered installation methods. Compliant with NZ Building Code E2/AS1. Suited to commercial and large residential flat roofs.
A synthetic rubber (EPDM — ethylene propylene diene monomer) single-ply membrane. EPDM is inherently UV-stable and highly flexible across a wide temperature range — it maintains performance from sub-zero through to high summer temperatures without the brittleness that affects other membranes. Suited to complex roof shapes and penetration-dense areas.
A torch-applied SBS modified bitumen membrane system for flat and low-slope roofing. Modified bitumen provides the proven long-term performance of traditional bituminous systems combined with SBS polymer elasticity — making the membrane flexible and resistant to cracking under thermal movement.
A warm-roof assembly combining rigid insulation board with a compatible membrane above. Used on new builds and retrofits where thermal performance is part of the specification. The insulation is positioned above the structural deck — keeping the deck warm and eliminating condensation risk within the roof build-up.
A specialist system for vegetated (green) roof assemblies. Includes a root-resistant membrane layer, drainage layer, and growing medium retention system. Used on amenity roofs, podium decks with planting, and building entries where a vegetated surface is specified over an occupied space below.
A liquid-applied polyurethane waterproofing coating for roofs and decks. Applied cold by brush or roller, Starflex cures to a seamless, highly elastic membrane. Used on complex surfaces where sheet membranes are difficult to detail — multiple penetrations, internal gutters, parapet junctions, and flashings.
Deck & wet area systems
Waterproofing solutions for external decks, balconies, internal wet areas, and below-ground applications.
A PVC membrane system for external decks and balconies. Heat-welded seams and a textured slip-resistant surface. PVC offers good chemical resistance and UV stability — suited to decks with heavy foot traffic, outdoor kitchens, or pool surrounds where the surface needs to be both waterproof and durable underfoot.
A wet area waterproofing membrane for showers, bathrooms, and internal wet areas. Applied under tile finishes, ShowerSEAL provides the primary waterproof layer required by NZ Building Code E3 (internal moisture). Used in new builds and renovation projects where existing internal waterproofing has failed.
A self-adhesive modified bitumen tanking membrane for below-ground applications. Applied to the outer face of basement walls and floor slabs before backfill — provides a continuous waterproof barrier against groundwater infiltration. No torch or adhesive required; the factory-applied adhesive bonds directly to the substrate.
A bentonite waterproofing system for below-ground retaining structures. Bentonite clay swells on contact with water — forming a self-sealing gel that blocks water ingress. Used on below-ground structures where hydrostatic pressure is the primary concern and conventional membranes cannot be applied from the accessible face.
System comparison
ecoTUFF TPO is the standard specification — heat-welded seams, lightweight, and compatible with most insulation types. Where a torch-on system is preferred, FlameSEAL Modified Bitumen is the alternative.
Starflex Polyurethane suits surfaces with many penetrations, tight junctions, and areas where cutting and seaming sheet membrane is impractical. Liquid-applied, seamless, and easy to detail around complex geometry.
BondSEAL for standard below-ground tanking where access allows membrane application before backfill. BentoSEAL where hydrostatic pressure is high or access makes conventional membranes impractical. Both systems address groundwater at the structural level.

Yes. Sealco systems carry compliance with NZ Building Code clause E2/AS1 (external moisture) and hold BRANZ appraisal certificates. This means they're accepted by council building inspectors and straightforward to include in building consent documentation.
Both are single-ply membranes but use different base materials. TPO (thermoplastic polyolefin) is heat-weldable — seams are fused with hot air. EPDM (synthetic rubber) is typically bonded at seams using tape or adhesive. EPDM offers superior low-temperature flexibility and is well suited to complex roof shapes; TPO is generally preferred for large-area commercial roofs where welded seam consistency matters most.
It depends on the condition of the existing substrate. PVC decking requires a sound, dry, and properly prepared base. We assess the existing deck at the site visit — if it's in suitable condition, installation over the existing substrate may be possible. If not, we'll advise on what preparation is needed.
ShowerSEAL is the Sealco wet area membrane for internal bathrooms and shower enclosures. It's applied under the tile finish as the primary waterproof layer. For external balconies and terraces with tile finishes, TileSEAL Uncoupling Sheet is used — it decouples the tile from the substrate to prevent cracking while providing an additional drainage layer.
